Car-Free Country House: Farm in Wassaic, $449,900

The great thing about the hamlet of Wassaic (and its town, Amenia) in Dutchess County is that the Harlem Valley rail trail runs right through it, which provides commuters the change to use it to travel between their seventeen-acre farm and the Wassaic Metro North station on Route 22. And oh look! We just happened to have found a seventeen acre farm about a mile from the Wassaic Metro North! How serendipitous. We also understand the even a mile on a scenic rail trail can be stretch in bad weather, but when the weather’s good, what a way to travel. The farm includes six outbuildings, two of which are horse barns, making it an option for horse lovers. Speaking of which, are horses allowed on the rail trail? Is there a hitching post at the Metro North station? If so, we may have just solved getting home from the train without a car…

Colonial in Amenia, $160,000

Given the price of this circa-1900 Colonial farmhouse in the hamlet of Wassaic (town of Amenia), a buyer could turn this place into something amazing. Not that it doesn’t look completely liveable now, but the kitchen is blah, and we kind of cringed at the dropped-tile ceilings and the light fixtures. Otherwise, the floors look good, and it’s sitting on nearly 14 acres. The Wassaic Metro North station is mere steps away, and it’s close to a couple of restaurants.

It’s also right next door to the Wassaic Project, a cultural center situated in a gigantic barn. Every summer, they host a three-day festival of music, art, and dance, and it’s completely free of charge. This year, it’s August 3-5. Camping on the site is available for $40 (with preregistration), or you can volunteer your time and camp for free. Is anyone planning on attending this? It looks like a really good time.

Sorry, we got off track there for a minute. Back to the house. It still has its original moldings, and we dig the big front porch. Looks like it could be a worthy investment as a weekend house, especially considering its proximity to the train station.

Upstate Art and Music Festival: The Wassaic Project, August 5-7

We haven’t ventured up to Wassaic, a Dutchess County hamlet close to the Connecticut border. But a friend and reader alerted us to a music and art festival there at the Wassaic Project. Here’s the skinny: “The Wassaic Project Summer Festival is a FREE, annual, multi-disciplinary celebration of art, music, and community in the hamlet of Wassaic, NY. 2011 will feature over 100 artists, 23 bands, poetry readings, dance performances, film screenings, and much more. August 5th-7th, 2011. Art Reception in Maxon Mills, Saturday 5pm-7pm.” Coincidentally, I swear, my little bro’s band is playing at 8PM on Saturday!

One of the cool things about Wassaic, besides this art collective, is that it’s serviced by Metro North. Which means we’ll be checking out real estate there soon!
