Car-Free Upstate: Salisbury Mills Farmhouse, $289,999

4 lakeview trail salisbury mills ny

We’re taking a brief pause from the world of five-figures to take a gander at this circa-1845 farmhouse in Salisbury Mills, Orange County. Salisbury Mills is in the town of New Windsor, and while the surroundings feel a bit like the countryside, it’s less than a mile from the Salisbury Mills-Cornwall Metro North/NJ Transit and close to a couple of restaurants/bars. There’s no real grocery store nearby, but there is a Cumberland Farms right down the road. It’s a gorgeous house on a whole acre with lake rights to Beaverdam Lake, and for Orange County, the taxes are surprisingly reasonable. Suspiciously reasonable, in fact. We’re not sure we’re buying the realtor’s number. Not interested in buying it? Rent it for $2,500/month, instead.

Commutable: Salisbury Mills Colonial, $399,500

So, yeah, for the price of a studio apartment in Manhattan, here’s what you get in Salisbury Mills, which is on the MetroNorth line: three beds, three baths, 2,554 square feet and — the icing — 13.5 acres.

The house was originally built in 1860, but has plenty of updates, including a nice-looking kitchen, a lovely little studio (for those of you, like us, working from home) and the sweetest garden shed you ever have seen.

219 Clove Road, Salisbury Mills, NY. $399,500. GMAP.

Car-Free Country House: Tri-Level in Salisbury Mills, $199,000

Here’s a new place for us at Upstater: Salisbury Mills. A hamlet located in the towns of Cornwall (Orange County) and Blooming Grove, Salisbury Mills is next door neighbors to the lovely Beaverdam Lake. And this cutie house is about a half-mile away from it. About a mile up the road a piece is the Salisbury Mills-Cornwall train station on the NJ Transit line. Walking distance to restaurants, stores, and even an art gallery, and right across the street is the Moodna Creek Viaduct.

The house was built in 1900 and renovated later, so the kitchen is new (but looks really small), as are the appliances. The lot size is negligible, about 3500 square feet, but there’s a lake to the north and a creek across the street.

For us, it’s one of those houses that we see and like, and then come back to it later and we’re not so sure. Especially when it comes to the exterior color. Mustard yellow? Hmmm. Questionable. But it’s got a sweetness about it, and we like Salisbury Mills and the lake nearby.

The listing says it’s private, but it’s kind of hard for us to see how. It’s right on Hill Road, and the neighbors are squished right up against it. Nevertheless, looks like a good option for parking the car and getting around by foot or bike. Affordable, too.
