Five-Figure Friday: Pine Bush Brick Cottage, $71,300

This two-bedroom brick number may be small at less than 900 square feet, but we see mucho potential here as a sweet Shawangunk Ridge first home/rental property located right in Walker Valley. Lot size is a half-acre, property taxes are fairly low, and it doesn’t appear to need a whole lot of elbow grease to get it looking classy on the inside. Plug the address into Google Maps and hit Street View to get an idea of how close it is to the road, what the neighborhood is like, and what else is around (here’s a hint: not a whole lot, although Walker Valley does have a quicky-mart and a pizza place).

It’s an oldie but goodie, built in 1776 on 1 acre about 7 minutes from the village of Pine Bush. Seems to have the sure signs of the time period it was built: Big front porch, a fireplace or two, beam ceilings, plank floors, and a-whole-lotta character and charm. Decent size for a rambling old farmhouse at around 3,500 square feet, and it also includes a two-story garage and an in-ground pool. Property is closely bordered by the Shawangunk Kill to the south.

Pine Bush Lodge, $189,000

We seem to have happened upon an unwitting theme this week at Upstater. If you’re a half-glass-empty person, the theme is decay. If you err on the side of half-glass-full, the theme is potential. You’ll see some of both in this interesting property, a former lodge and summer camp with six beds, four baths (actually, 4.2 — explain!), and a total of almost 5,000 square feet. The building, which needs “major renovation,” sits on 30+ acres. Taxes are around $10,000, which is a lot when you’re spending less than two bills and need to sink a bunch more into it. It’s not a lot if you’re planning to subdivide, which is another option. We like the deck and the pool and the stone face, and think it would be cool to reinvigorate it rather than turn it into suburban tract housing, but we’re romantics that way.

Pine Bush Contemporary, $289,900

Well, one thing’s for sure about this 1960s contemporary in Pine Bush, there’s a lot going on here. It’s got big windows, built-in shelves, French doors, fireplaces, a spiral staircase, skylights, some not-so-attractive wood siding, and a variety of carpeting colors. Aside from the house seemingly slightly schizophrenic, we like a lot about it, including the gigantic deck that’s just begging for a big party to happen on it. The property is located just north of Walker Valley, closer to Cragsmoor than the village of Pine Bush.
