Car-Free Upstate: Phoenicia Riverfront Cottage, $279,000

It’s been a while since we’ve visited Phoenicia, and this rustic cabin on the Esopus Creek looks like just the type of place we could hole up for the rest of the brutal winter. It’s got a beautiful stone fireplace, vaulted ceilings with skylights, a loft sleeping area, covered front porch, and a large deck. We love the hunting lodge look of it and how cozy it makes us feel. Lot size is over an acre, and while it’s tucked away in the woods, it’s walking distance to the center of town and the Trailways bus station, which stops at Morne Imports on Main Street.

Car-Free Country House: Phoenicia Cape, $265,000

We love looking at cute cottages and houses in Phoenicia, but then we get nervous and start asking, “But…but…flooding?” That’s just how things are now. However, while this cape on an acre-and-a-quarter is a stone’s throw from the Esopus Creek, it’s also perched up high enough where flooding shouldn’t be a concern. Lots of cuteness going on here, too, with pretty views of both mountains and water, plus a great back deck. Very roomy inside. We would consider brightening up the kitchen a bit and possibly doing something about the wallpaper situation. Otherwise, it looks nice. The Trailways bus stops a half-mile away, and it’s walking distance to businesses in the village.

Car-Free Country House: Phoenicia Cottage, $219,000

The exterior is fine, but we were particularly pleasantly surprised by the interior of this house in Phoenicia. The bay windows are great, plus the hardwood floors, and the bedrooms are cute. Located right in the town of Phoenicia, about a 3 minute walk to the Trailways Bus stop on Main Street that’s right in front of Morne Imports. It’s also just around the corner from the Esopus Creek and seems far enough away where flooding might not be a concern, but that’s not something you can tell from Google Maps. What we can tell from Google Maps, however, is that it’s situated on a street that’s close enough to walk to Phoenicia, but seems nice and woodsy and, dare we say, semi-private.

RoTW: Phoenicia Creekside House, $250/night

We don’t know about you, but we could sure use a few more tree houses in our life, so when hunting around the Internet for a tree house rental in the area, we came across this beauty located along the Esopus Creek just north of Phoenicia. While it’s not a tree house per se, it is a huge tree platform 20 feet from the ground, and that suits us just fine. The actual house on the ground is as lovely as can be, with lots of light pouring in a billion windows and skylights, a great old rustic wood stove, and a patio. According to the VRBO information, it’s located at the end of a dead end road so close to the creek that you can hear it burbling while you’re sleeping. Yes, please. House has two bedrooms and sleeps six at $250/night, 2 night minimum.
