Five-Figure Friday: Palenville Cape, $74,900

54 pine ave palenville ny

It seems like it would take so little to get this Palenville cutie ship-shape: Definitely some cosmetic fixes on the outside (new paint job), new paint on the inside, some sprucing, and updating for sure. But look at that big retro kitchen. Such a lovely throwback. It’s in a great spot, too, right in the hamlet close to the bridge and swimming holes. Includes a detached storage space/garage and an enclosed front porch. Not a bad lot size for a residential neighborhood at nearly a half acre.

Palenville Ranch, $309,000

347 ledgemoor road palenville ny

Look what we found! A huge amount of book storage disguised as a really adorable one-story ranch retreat in Palenville! As insatiable book hoarders, we found our jaws dropping and eyes growing wide as we scrolled through the pictures of this property and discovered an entire wall filled with shelves, floor to cathedral ceiling, and just because we are the way we are, we started seeing it as a challenge: Could we fill those shelves with the books we’ve been keeping in storage lo these many years? Could you? Literary storage capacity aside, it’s a sweet hideaway on nearly 2 acres a little north of the hamlet, complete with wraparound and screened-in porches, a loft space, wood floors, brick fire place, and a nice big soaking tub in the master bath. Originally built in 1922, an addition was added in 1995. The official listing site has no pictures posted, so to see more, plug the address into Google and check out Zillow.

Palenville Contemporary, $172,500

119 bogart rd palenville ny

Bright and sunny on the inside, this 1960s contemporary has a sweet yard with room to plant and bordered by stone walls. It’s located just north of the center of Palenville, still close enough to swimming holes and outdoor fun. We like how roomy it seems, thanks to the high ceilings, and we enjoy the small back deck. At $172,500, your paying just over a $100 per square foot, which is a decent price for the area.

The Palenville Castle: Still for Sale

palenville castle

We first looked at this 9,400 square foot castle over a year ago, when it was $1.5 million. The price came down to $959,000, where it has stayed. The interior is surprisingly soothing — not the imposing, cold feel that one could imagine from the stone facade. Beautiful ocular windows, terrific grounds, and the cost of a one-bedroom apartment in some of New York’s tonier neighborhoods. It’s on 23A, not the quietest of roads, though by no means a highway. Perhaps that accounts for its time on the market? Or is it just that folks are a bit intimidated by all that rock? Or maybe because it’s a former schoolhouse? Or maybe because it’s listed as having only 2 bedrooms but five baths? Still seems good to us. Listed by Westwood Metes & Bounds. See more photos below.
