Car-Free Upstate: Margaretville Colonial, $135,000

555 main street margaretville ny

While this Colonial in Margaretville is currently being utilized as an office space, you can see from the pictures that it could easily become strictly residential or possibly a live/work situation. The price is inexpensive, and it looks great inside, very stylish and roomy, to boot, with nearly 2,000 square feet of living space. We fancy the arched bay window and the brick fireplace, not to mention the festive kitchen with checkerboard flooring. The property is located less than a mile from the Trailways bus station in town, and it’s walking distance to shops, schools, and businesses.

Five-Figure Friday: Margaretville Cottage, $99,000

212 hall road margaretville ny

For those who see the word “Margaretville” and fear flood waters, fear not, for this cute 550-square foot cottage is considered low risk for flooding and situated far enough away from the Delaware River. And 550 square feet isn’t a lot of room, it seems this cottage makes good use of it, although we’d probably bring in a butcher block on wheels for the kitchen. Includes an enclosed porch, beautiful wide plank wood floors, and additional storage outside for all the stuff you can’t fit inside. It’s located less than two miles from the heart of Margaretville, and you get nearly an acre of land.

Upstater Destinations: The Open Eye Theatre, Margaretville

Open Eye Theatre in Margaretville

Theatre nerds in the Catskills have a lot to be excited about these days. Performance opportunities abound for both those who love to tread the boards and those who prefer to remain in the audience. In Woodstock, there’s the Woodstock Playhouse and Bird-on-a-Cliff, Bethel Woods Center for the Arts, the Roxbury Arts Group, the Catskill Mountain Foundation in Hunter, and the Open Eye Theatre, located in the Delaware County town of Margaretville.

The Open Eye Theatre sprung from the not-for-profit organization Foundation for the Open Eye founded by Jean Erdman and Joseph Campbell (yes, THAT Joseph Campbell). The theatre itself opened in 1991.

Open Eye presents original live theatrical works geared toward “young and multi-generational audiences”, according to their website. Not only do they present performances for general audiences, Open Eye also provides theatrical education to local school districts as part of their core curriculum. And if you grew up bitten by the theatre bug, as we have, you’re incredibly jealous right now that your school didn’t have a program like that. Right now, Open Eye is providing this program to the Margaretville School District, but a partnership with the Andes School District is in the offing.

Additionally, the theatre holds a movie night a few times a month. Check the theatre’s schedule for what’s playing and when.

Open Eye was hit hard after Irene. You can see the damage on this page.

Margaretville A-frame, $129,000

Ladies and gentlemen: 29 acres, a view, a deck, a woodstove and a really modest price tag. And we think ripping up the linoleum in the kitchen (but keep the cabinets and those old knobs!) could make the inside as enticing as the outside.

Okay, yeah, it’s 900 square feet, smaller than lots of downstate apartments, and it has but the one bathroom and two beds. It’s not a place to throw a family reunion. Although with that much land, you might be able to hoist up a couple of outbuildings and call it a party.

Margaretville, you may recall, is on our list of approved towns. Though it suffered much during Hurricane Irene, the community rebounded, right down the grocery store. It has a lovely downtown and walkable village, and there’s a Trailways terminal should you choose to car-less route.
