Five-Figure Friday: Mid-Town Kingston House, $94,000

Don’t let the location in mid-town scare you away; this is a decent neighborhood and a nice street. YMCA is just down the block, too, walking distance away. The outside of the house looks like it’s in good shape, as does the inside, in spite of the riot of floral wallpaper and amazing technicolor dream carpeting (the fourth photo down after the jump is so crazy we almost love it). So some cosmetic upgrades are needed here, but the potential here is strong. Situated one mile away from both the Strand and uptown and 2 miles from the Kingston Thruway exit. Considering the area, a lot size of nearly a quarter acre is pretty darn spacious.

(Another) Kingston Victorian, $179,500

Have you noticed there are a lot of Victorians near the Strand in Kingston? That’s part of the area’s charm. Here’s one more to add to the wish list: A lovely, affordable Victorian a half-mile from the Rondout Creek. It’s loaded with curb appeal on the outside, and the inside looks just fine, although we are not the biggest fans of floral wallpaper. Plus, we would update the kitchen cabinetry situation a bit. Includes a fenced-in back yard and a screened-in porch. The built in china cabinet in the dining room is a nice little detail.

Kingston Two-Story on the Rondout, $119,000

This house near the Strand might not look all that fabulous on the outside, but the inside is nice, very cozy and appealing, and the price is doable, too. The listing proclaims Rondout views from the master bedroom, and there’s even a little enclosed yard and garden space in the back. The big issue here may be parking. There doesn’t seem to be any off-street, and that means parking on Spring Street which seems very narrow. Still, this could make a great first-time buyer option for someone looking to live walking distance from good stuff in Kingston. We’re feeling a bit tempted ourselves, since the mortgage is considerably cheaper than our rent!

Rondout Brick House, $287,000

This is one cool-lookin house located just steps from the Rondout in downtown Kingston. Love the filigreed front porch and all of the other Victorian details. The interior, however, looks cluttered and in need of some updating and brightening up (although it might look better than it seems; the photos are unflattering, but the listing does say that it has new insulation). Furthermore, it’s carved up into a three-family dwelling. Lot size is miniscule.
