In case you didn’t know, this is what $264,500 will get you in Coxsackie: A pristine c.1895 Victorian nearly 4,000 square feet in size, on a full acre of land, walking distance to the village and the waterfront. Coxsackie is one of our favorite places to wander around, looking at pretty old buildings followed by a walk around the riverside park. If you’re unfamiliar with the area, take a look at this pictorial piece we did a couple of years ago during our first visit. Some think Coxsackie is ripe for an awakening. We think there’s something to that. Meanwhile, the housing prices are reasonable and the property shown here is just one of the many drool-worthy properties all over town. The only fly in the ointment is the taxes, which seem high.

We want more pictures of this house! It needs some work, but just look at her. She’s quite a beauty, located just a few blocks away from the Coxsackie waterfront park and boat launch. The listing claims exposed brick, stone patio, and good wood flooring (that much we can see). Lot size is small but typical for residential street in the village and large enough for a bit of a yard. As the kids today like the say, WANT.

Oh, Coxsackie. You never disappoint when it comes to sweet houses at reasonable prices, like this village Victorian right here. Like a little slice of wedding cake, 37 Ely Street is a delightful confection with a lovely, lacy front porch and a pastel interior that doesn’t hit you over the head with its pastely-ness in an Easter egg kind of way. We would love to see more and better interior shots, but what we can see is just right: Plenty of space at nearly 2,000 square feet, a nicely-appointed kitchen with a marble center island, period details kept in tact, and a wee back yard with stone patio. Located walking distance from the riverfront park in town, one of our favorite riverfront parks in Greene County.

If a smidge over a grand seems reasonable, then you’ll probably dig this circa-1791 farmhouse on loads of land; 47 acres, to be exact. It’s rural, but it’s also convenient to the Thruway, not to mention some great flea markets and auction houses around the Ravena/Coxsackie/New Baltimore area. Property includes a barn for storage, and inside, there are two fireplaces.
