The Delaware County town of Andes doesn’t skimp on the charm. We’re not just referring to the hamlet of Andes but the whole town, which has a multitude of attractive properties on the market. Included among them is this converted c.1925 schoolhouse located about 10 minutes of Andes hamlet, out on a rural stretch called Fall Clove Road. Although the lot size is small, it’s adjacent to lots of farm land, so no crowding here. The interior is neat as a pin, although it’s small, there’s still room for nice details like the pressed tin backsplash in the kitchen. No pictures of the upstairs, though. Includes two storage sheds.

A full acre of land means some privacy for communing with the natural surroundings, as well as a bit of room to stretch your legs. Includes an additional outbuilding for storage, as well. Andes is a sweet little place up in Delaware County, situated within the Catskill Mountains, and the cottage is north of the Pepacton Reservoir and about 9 miles south of the hamlet.

The good news with this cheapy fixer-upper in Andes is that the complete gut has already been done for you. Listing states that the original lot size is a measly .16 acres, but that 3+ acres will be added one once you go to the local Planning Board and make your case for a boundary adjustment.  The house is located just off the main drag in Andes, and if it’s any consolation, the roof is new. Great looking house. We would love to see it returned to a state of elegance.

Andes Dutch Colonial, $139,000

Cute, inexpensive, right near Main Street in Andes, walking distance to stuff that’s there (school, banks, library, vintage clothing store; you know, the essentials), including an NYC bus stop and the local pool. It even has a stream in the back yard area and a nice big kitchen, too. The lot size is small, but the house is just steps from the Andes Rail Trail, so claustrophobia sufferers need only hit the road in order to stretch their legs and get close to nature.
