Tivoli Greek Revival, $599,000

We know; the first rule of Tivoli is that we don’t talk about Tivoli. We’ve basically been sworn to secrecy about this great little village in Dutchess County on the Hudson River, which has been pretty easy to do, since there’s not a whole lot for sale in Tivoli…ever. Tivoli residents aren’t interested in leaving Tivoli. Good for them! Bad for us. But we recently stumbled across this adorable Greek Revival number on the website of one of our favorite purveyors of real estate porn in Columbia, Dutchess and Greene Counties, Gary DiMauro Real Estate. We avoid playing favorites with real estate companies, but come on. It’s hard to ignore the cool houses on this site.

But back to the Tivoli Greek Revival. It’s lovely. Pricey, but lovely. Nice blend of old facade with new interior, lot size is over two acres and borders a stream, close to the village but still on enough land to make it feel a bit more private. And the back deck is a big selling point. Disadvantages?  Price (nearly $300/square foot) and fairly hefty tax burden. It is Tivoli, though. Once you come, you may never leave (cue the Twilight Zone music).

Rental of the Week: Ham House in Tivoli, $3500/week

*Note: We’ve written about the Ham House before on Upstater, but it was a while ago, and it’s so cool, we think it deserves a second look!

If the Ham House website is to be believed, writer Saul Bellow called this lovely mid-19th century Italianate house the “best place in the world for suffering.” We assume this means the Ham House is the best place in the world for eliminating suffering, not engendering it. Old Saul B. would surely know, since he owned the Ham House in 1956 before donating it to Bard College in the 60s, where it fell into disarray. But the Ham House has since been gussied up by its current owners, and boy, talk about swanky digs, both inside and out.

The Ham House prides itself on being “managed as a small country hotel with sublime white glove service,” but the whole house can be rented for private events such as weddings or group gatherings/vacations, as well. Grounds and amenities include a 50-feet lap pool, gardens, lounge, parlor, kitchen, and health spa/gym. Group rentals gives the guests full run of the house and grounds. Common areas are shared for those booking individual rooms.

Ham House is located within walking distance of the hamlet of Tivoli, Dutchess County. Close to Red Hook and Rhinebeck, and you can almost see it if you squint across the Hudson River from Saugerties. Check out the Ham House website for more details.

Notes from Northeast: Feature Farm – Hearty Roots Community Farm, Tivoli

Lindsey and Ben Shute of Hearty Roots Community Farm are farmer’s farmers.

I mean that in the way that when talking about art, the highest compliment that can be given, is “so-and-so is a painter’s painter.” It’s the idea that regardless of one’s commercial or critical success, the work they’re doing is watched and respected by their peers, those also trying to make something out of nothing, and tackling age-old questions of how to do something relevant and meaningful.

Agriculture may seem more practical and less existential than Art, but the need to create new models of production, distribution and consumption can feel overwhelming and impossible for both. Lindsey and Ben offer a beacon of hope and possibility by modeling how to farm, share information and what it means to be part of a community.

Hearty Roots has grown from one acre and 30 shares in 2004 to 23 acres and 500 shares in 2011. They are thoughtful and conscientious about every step of their farming practice from how to maintain soil fertility to CSA distributions, upstate: mid-week, Brooklyn: Saturdays.

As Director (Lindsey) and members of the National Young Farmer’s Coalition, they work to change and help other young farmers navigate the world of ag. policy, funding and small business entrepreneurship. As a regular contributor to Farm Hack, Ben shares some pretty ingenious ideas and demonstrates the curiosity, smarts and problem-solving skills of a good farmer.

Not Available for the Holidays: Amazing Italianate Mansion

I’ve driven by this Italianate mansion in Tivoli, N.Y. for years but never knew that it was available to rent. Oh, my my. Turns out a friend of mine has snagged it for the holidays, so none of us gets to spend New Year’s there, folks. But good to know that we can take turns renting it out the rest of the time. It’s called Ham House, and it’s amazing. Somehow both updated and frozen in time, on the Hudson, river views, walking paths, a fifty-foot pool!

All this glory doesn’t come cheap: $4500 in high season. But it easily sleeps 10, making it fairly reasonable for a week in the country. A very short walk into town from there. I’m going to gather some peeps and try to get it for a week this summer. Who’s in?

Most Delicious Dinner Ever, This Friday in Tivoli

If you have not been to the Burrito Stand, incredible burritos from the back of a trailer on Route 199 in Red Hook, then you have something to look forward to for next summer. In the meantime, the team behind the burrito stand is cooking an indoor dinner this Friday. Here’s the menu:

  • organic salad with bosc pears and walnuts
  • curried coconut soup with cauliflower and leeks
  • braised lamb over potatoes
  • flan
  • hot rum punch

Upstate NY Edible Sculpture Party, July 23

If you have not yet eaten a bust of Kim Jong-Il made out of ham, then you haven’t really lived. Or at least you haven’t lived upstate. Or at least you haven’t lived upstate with my brother, who started this little party about five years ago with his wife, friends, family and fellow artist pals. It’s now grown big enough to warrant its own write-up in Travel+Leisure and a new home at the Bard College Center for Curatorial Studies.

Past entries include a shit-shaped sushi roll, a severed leg made of meatloaf, a folk art mask crafted of tootsie rolls and Christopher Hitchens’ head made of spam (not exactly edible, but close). My last entry was marshmallows in the shape of the Shmoo. I’m not sure I can top the earthship I made out of chocolate donuts the first year, but I’ll try. You don’t need to make anything–just show up, gawk and eat, and meet some nice folks on the east side of the river. Photos of past entries here, as well as on the jump, and a video on the jump, too.

Hudson River-Front Fixer-Upper in Tivoli, N.Y., $515,000

First, a word about Tivoli: shh. I’m not allowed to say anything about Tivoli. The people who live there don’t want anyone else to find out that it’s one of the coolest little towns north of New York City. Of course, the New York Times already dubbed it Brooklyn on the Hudson, but that didn’t make it overrun with second homeowners, and that description doesn’t do it justice. Hipsters, professors, Bard students, artists, townies, suburbanites and residents of grand estates all peacefully co-exist in this town of 1,000. I have family here, and I love it.

The problem is that it’s hard to find a house for sale in Tivoli, N.Y.–they’re coveted, and usually the only ones for sale are the pre-fab Cape Cods in the suburban subdivision section, which most New Yorkers don’t covet as a getaway. This grand old lady, set right along the Hudson River, poses an interesting opportunity. It needs a facelift, for sure, but the views! The location! Heck, I even like some of that old wallpaper and flowered linoleum.

Here’s the skinny, though: there’s a waterfront redevelopment plan [warning: pdf!] in the works, meaning ongoing construction, and we don’t quite know how the reinvented shoreline will affect those views or whatever privacy one might have here. It’s right along the railroad tracks, so the Amtrak comes rattling through several times a day, but some people like that. You’ll have some kooky neighbors and a steep walk up the hill into town, but town is heavenly: a few restaurants, a yarn shop, a bookstore, a laundromat, post office, great bakery and a pizza place, among a few other amenities.

One possibility for this property: a B&B. I think the town can take it, even though one just opened across the street in another formerly dilapidated mansion. I personally think 11 Friendship Street is overpriced, considering the shape it’s in (they’re pretty keen on that mental institution shade of green) and its uncertain future, but it’s worth dreaming about, if not taking a look.
