Five-Figure Friday: Livingston Manor Victorian, $90,000

This Victorian is eligible for FannieMae Homepath renovation mortgage to do some fixing up, but from what we can see in the photos, it doesn’t need much. Who know what state the kitchen and baths are in, though? Still, plenty to recommend it. Wood floors look good, and we love the stained glass. Decent size, nice neighborhood, walkable to Livingston Manor hamlet, reasonable taxes, and it’s at moderate to low risk of flooding from the Willowemoc Creek or the Little Beaver Kill, both of which pass through town.

Five-Figure Friday: Andes Schoolhouse, $99,900

The Delaware County town of Andes doesn’t skimp on the charm. We’re not just referring to the hamlet of Andes but the whole town, which has a multitude of attractive properties on the market. Included among them is this converted c.1925 schoolhouse located about 10 minutes of Andes hamlet, out on a rural stretch called Fall Clove Road. Although the lot size is small, it’s adjacent to lots of farm land, so no crowding here. The interior is neat as a pin, although it’s small, there’s still room for nice details like the pressed tin backsplash in the kitchen. No pictures of the upstairs, though. Includes two storage sheds.

Five-Figure Friday: Maplecrest Cottage, $99,000

Maplecrest is a hamlet in Greene County about 4 miles south east of Windham Mountain. This cottage is located along the Batavia Creek, which puts it at high-risk for flooding, but if you’re willing to take the plunge (so to speak), it’s a nicely-renovated house with radiant heat, heating timers, and an on-demand water heating system. Size is less than 1000 square feet, but the high ceilings make it seem more spacious. The house is connected to the garage via breezeway, and it’s all on a full acre of land off of a pretty country road close to ski mountains and outdoor fun.

Car-Free Upstate: Washingtonville Fixer-Upper, $89,850

The village of Washingtonville is in Orange County, situated alongside the Moodna Creek. This 4 bedroom house also overlooks the creek, but with that perk comes the risk of flooding, which is high with this property. However, we love the look of it: Those bright blue shutters, spacious backyard, exposed brick fireplace in the living room, and plank floors. Listings says it needs work, and the price is so low, we’re wondering if the work that needs to be done has to do with flood damage. The house is about a five minute walk to the Shortline bus, which stops there every weekday morning and will get you to the city in about 2 hours, as well as other stuff around the village.
