Cornwallville Estate, $725,000

Here’s something different: A 19 acre estate in Cornwallville (a hamlet in Durham, Greene County), once owned by the son of a Brooklyn soda water magnate, complete with its own 9 hole golf course. The property is fascinating and fun to ogle at, especially the round oak room with the center fireplace and a ceiling emblazoned with heraldic symbols (according to the history on the listing page, the first owner’s brother-in-law, artist Karl L.H. Muller, designed the round oak room). The interior of the main house needs some updating since it looks a bit dated to us. Still, it’s quite an estate. Just a side note: The listing puts the taxes at $3,665, which seemed low even for Durham. So we double checked, and they’re more like $8,000.

Hannacroix Compound, $599,000

Last Friday, we looked at a pretty sweet $1.49 million dollar retreat in the Ulster County hamlet of Kerhonkson. This compound is in the hamlet of Hannacroix, town of New Baltimore, up north in Greene County, and it’s less than half the price. The “wow” factor is high here. The main house is a circa-1893 Colonial, but the 88 acre property includes an 18th century stone house that’s been beautifully preserved, a post and beam red barn, and a camp house outfitted with a wood stove. Also includes an in-ground pool, tennis court, and a pond. We had a hard time choosing which photos to show, so we were tempted to include all 40. But that seems a little overkill, even for us.

Kerhonkson Farmhouse, $599,000

One of the advantages to Kerhonkson is that there are plenty of places to find your privacy, but you’ll still be relatively close to civilization, even if it feels a million miles away. We find this attractive, the idea of hiding in plain sight. With this circa-1864 farmhouse, you’re less than two miles from Kerhonkson, less than 10 minutes from both Napanoch and Ellenville, and less than a half-hour from High Falls, Stone Ridge, and Rosendale. And yet, the house itself is engulfed by verdant stretches of forest, keeping it completely secluded. We like the colorful cheerfulness of the interior, the old-fashioned touches like barn doors and ceiling beams, and the roomy kitchen with plenty of storage space. The listing boasts that the second floor has 15 foot ceilings. Includes a pool and a bit of land (nearly 3 acres). In spite all of this, it’s still a bit pricey for our budget, and the taxes push it over the edge. But if you can afford it, the setting is lovely.

Austerlitz Woodland Contemporary, $535,000

Although we appreciate many aspects of this three-story house in Austerlitz, Columbia County, it was the giant wall of book shelves surrounding a set of French doors that cinched the deal for us (depicted after the jump). Throw in some soaring cathedral ceilings, a master bedroom suite with a fireplace, and a studio above the detached garage, all privately tucked away in the hills on five acres, and you’ve got the makings of a sweet upstate escape…if you’ve got a half-a-mill budgeted for such an escape.
