Five-Figure Friday: Livingston Manor Victorian, $90,000

This Victorian is eligible for FannieMae Homepath renovation mortgage to do some fixing up, but from what we can see in the photos, it doesn’t need much. Who know what state the kitchen and baths are in, though? Still, plenty to recommend it. Wood floors look good, and we love the stained glass. Decent size, nice neighborhood, walkable to Livingston Manor hamlet, reasonable taxes, and it’s at moderate to low risk of flooding from the Willowemoc Creek or the Little Beaver Kill, both of which pass through town.

Callicoon Victorian, $119,000

As if you need another reason to like Callicoon, but here’s one, anyway, in the form of an inexpensive 3 bed/1.5 bath hamlet house that was just recently put on the market. It appears to be in great condition, with lots of good stuff like wood floors, a pellet stove in the living room (speaking of the living room, is that shelving unit/entertainment center built in?), French doors, bay windows, and a sharp kitchen. It’s also been neatly landscaped with attractive plantings and stone retaining walls. Close to the Callicoon Creek, and walking distance to Callicoon, which is a wee charming hamlet, indeed. Floodsmart.gov gives this house a high-risk rating for flooding due to its proximity to the creek.

Coxsackie Victorian, $264,500

In case you didn’t know, this is what $264,500 will get you in Coxsackie: A pristine c.1895 Victorian nearly 4,000 square feet in size, on a full acre of land, walking distance to the village and the waterfront. Coxsackie is one of our favorite places to wander around, looking at pretty old buildings followed by a walk around the riverside park. If you’re unfamiliar with the area, take a look at this pictorial piece we did a couple of years ago during our first visit. Some think Coxsackie is ripe for an awakening. We think there’s something to that. Meanwhile, the housing prices are reasonable and the property shown here is just one of the many drool-worthy properties all over town. The only fly in the ointment is the taxes, which seem high.

Car-Free Upstate: Washingtonville Fixer-Upper, $89,850

The village of Washingtonville is in Orange County, situated alongside the Moodna Creek. This 4 bedroom house also overlooks the creek, but with that perk comes the risk of flooding, which is high with this property. However, we love the look of it: Those bright blue shutters, spacious backyard, exposed brick fireplace in the living room, and plank floors. Listings says it needs work, and the price is so low, we’re wondering if the work that needs to be done has to do with flood damage. The house is about a five minute walk to the Shortline bus, which stops there every weekday morning and will get you to the city in about 2 hours, as well as other stuff around the village.
