Sold: The Magnificent, $76,000 Napanoch Homestead

This house inspired a lot of reaction from readers when we first posted it: an 18th century farmhouse, on over an acre, with eight bedrooms for $76,000? It got a lot of folks dreaming. Even with a massive renovation, it rested safely in the affordable zone for many Upstater folks, and for old house junkies, well, there was much to love.

And while many of the properties we’ve looked at over the past year have languished on the market, this one got snapped up immediately, with multiple bids at auction. We haven’t been told the exact sale price (we’ve been trying, believe us), It was sold for $77,575, according to one anonymous commenter, and is officially off-market, with a “sale pending” slapped across the original listing. Sorry to all those who were still coveting this house.

8 Bedroom,18th Century Napanoch Farmhouse, $76,000?

We couldn’t believe, either. Even if it needs a gut renovation — and it does — 4 Water Street in the Catskills town of Napanoch still seems like a steal. This is what folks mean when they say “great bones.” The Abraham Bevier house, as it’s known around town, was built in 1707 and has eight beds, three baths, over an acre of land, and a lot of gorgeous, neglected detail inside its 5,691 square feet of space. One reader suggested it might be in a flood plain, which would explain part of the price; that asking price was recently cut by 50 percent. Taxes are in the $8,000 range, per Property Shark, although some websites are estimating the taxes at more like $150/month. Wouldn’t that be nice?
