Six Months Later: Chatham Foursquare, Sold for $135,00

This lovely foursquare in the even lovelier village of Chatham has been snatched up. It’s a two-family — each unit had two bedrooms — connected with a sweet porch, and was originally listed for $159,000. According to Property Shark, the final sale price, agreed to in January, was $135,000.

What Are the Hudson Valley’s Best Towns to Live in?

This is a question that drives Upstater, so hopefully we’ll still ask it even after reading through Hudson Valley magazine’s list of the seven best places to live in the Hudson Valley. Five of the towns we’ve covered pretty extensively (Saugerties, Chatham, Beacon, Rhinebeck and Athens) and the remaining two, Goshen and Putnam, are at the top of our to-do list.

They chose Saugerties as the number one spot for “its quirky downtown crammed with tiny shops, galleries, and restaurants; one-of-a-kind festivals (Garlic, Sept. 29-30; Mum, Oct. 7); and a ridiculously romantic lighthouse-turned-B&B.” They detail its combination of luxury living (the Diamond Mills hotel and HITS show, both mentioned here many times) and down home appeal, as well as some affordable housing. “The varied housing stock in the village includes Victorians for between $225,000 and $250,000, and attracts an eclectic mix of locals and transplants from both New York and Albany — all of whom treasure the strong sense of community the town generates.”

Friday Real Estate Porn: Old Chatham Colonial, $725,000

It’s like a little bit of Charleston, right here in Old Chatham. This 18th century brick is a very grand place, on six acres, although at least some part of it abuts a major highway — hopefully the land, not the house. Taxes for your eight-bedroom, six-bathroom, 6,000-plus square foot brick mansion are $14,000. Guest quarters at the rear to rent out. Stats on the jump.

Chatham Village Two-Family Foursquare, $159,000

Hello, bargain! This is a two-family, though I’m sure you could use it as one. Together it has four beds and two baths and 2100 square feet. Nice hardwood floors, at least one nice-looking kitchen. I’m not crazy about that electric baseboard heat, but that’s not a deal-breaker. Lovely porch, half and acre of land. Tiny little mortgage. Stats on the jump. (more…)

Chatham Village Victorian, $299,000

Ignore, for a moment, the vinyl siding slathered on this stately home and drink in its proportions and potential. The kitchen at 145 Hudson Ave in Chatham looks lovely, and I think they’ve even gotten away with that salmon-colored dining room, don’t you? The paint job might be a tad much for my taste, but I think they’ve made it work. On a nice street in the village of Chatham, with slightly higher taxes than some of the others I’ve been looking at, in the $5,000 range. Purports to be in excellent condition. Has a heated carriage barn and a nice jungle gym for the kiddos. Stats on the jump.

Chatham Farmhouse, $285,000

Although this Chatham, N.Y. farmhouse for sale is on a busier road than I’d prefer, it has a lot going for it. It’s really the perfect distance from town — 1.5 miles — so you can really feel like you’re in the countryside but get thee to the toy store in a jiffy, should you need that. Beautiful grounds, just the right amount of acreage for my taste, at five acres. Cute little outbuilding. My complaint, as always, is the lack of kitchen photos. The place is in “move-in condition,” which is not the same thing as mint. So let’s just see what it is we’re getting into so we know how much we’ll need to invest to make it the kitchen of our dreams, right? As with other properties we’ve looked at around here, reasonable taxes, at $2,700. Stats on the jump.

Chatham Village Italianate, $299,000

Mmm. So pretty, right? I’m willing to forgive the supbar photography and the lack of kitchen photos just because 46 Kinderhook Street in Chatham looks so darling. It’s right in town, so a small lot, but if you’re looking for something close to the village, I’d check this place out. Formerly a two-family, now operating as one, it has two kitchens (one renovated, it says, yet still no pics), four beds and three baths. Plenty of room for visiting family. Taxes are extremely reasonable, at $1,206 a year. Stats on the jump.
