Barryville

Barryville Schoolhouse, $175,000

Update: we got an important bit of info about this place: it’s not yet zoned as residential, since it’s still classified as a church. Apparently easy to get it classified as a residential, but you’ll have to do a little research in terms of the septic system situation and other changes that would be required to inhabit it. Just a note. We still think it’s awesome.

A reader sent us a link to this cool site, which seems mostly to deal with California real estate and design, but happened to list this Sullivan County schoolhouse for sale, which is up there on the fantasy list for me along with an old church and, of course, the bungalow colony. It’s pretty great looking. Conspicuous absence of kitchen photos, and indeed the text says the kitchen is “small,” so I’m guessing you’d need to sink a little cash into expanding it if you’re planning on spending substantial time here. It seems like a perfect artist’s studio or writing retreat. In fact, I bet you could market it that way, renting it out to NYC artist/writer types as a Yaddo-for-one.

Here’s another boon: it’s only about 15 miles from the Port Jervis train station, making Barryville real estate in general all the more intriguing. You could probably leave a car up there and take the MTA back and forth, which I think of as a serious upside. We’ve heard great things about Barryville in Sullivan County–a very small town but sweet, with a couple of eateries and a cool general store. Anybody else spent much time looking around there?
