We couldn’t believe, either. Even if it needs a gut renovation — and it does — 4 Water Street in the Catskills town of Napanoch still seems like a steal. This is what folks mean when they say “great bones.” The Abraham Bevier house, as it’s known around town, was built in 1707 and has eight beds, three baths, overĀ an acre of land, and a lot of gorgeous, neglected detail inside its 5,691 square feet of space. One reader suggested it might be in a flood plain, which would explain part of the price; that asking price was recently cut by 50 percent. Taxes are in the $8,000 range, per Property Shark, although some websites are estimating the taxes at more like $150/month. Wouldn’t that be nice?

Looks like a great house. For me the ceilings are way too low, but I really like how it looks. I disagree on gutting it. It needs some updating but not a gut renovation. There’s a huge difference.
Flood plains are scary. You can’t predict nature, especially not nowadays.
That’s true–much to be salvaged inside, and I’m sure those floors could be reborn. Perhaps not a gut reno but an extreme makeover, replacing all the mechanicals, etc. A big job, but a big payoff…if you want to own an inn, or decide to give birth to seven children!

The low ceilings are part of the character, as are the wide plank floors. I love this house!
That price has to be bogus. The previous owner invested thousands into that home. Probably 4 times that price. When he finished it, less than 10years ago, it was absolutely stunning, inside and out. It does pre-date 1750, as there are the remains of a dutch jambless fireplace in the cellar. For 76,000 I would consider buying it myself. Gut restoration? Whoever said that is ignorant of the historic significance of the building. It has some problems, but nothing that couldn’t be overcome. Unfortunately, to most locals Napanoch is just a bunch of dumpy old houses. The little hamlet will never achieve it’s potential until folks realize the archtectural diamonds in the rough that still exist there. If you want to own a real piece of rare 18th Century architecture I urge you to go look at it. We need folks from outside the area desperately. I doubt that price is valid though. I have been in the house many times. Reconstructing the porch probably cost at least half that. Not to mention hand chiseling the 20th Century stucco off the stone exterior. it is close to the Roundout Creek however, it has stood there for what? 300 years? Go take a look, I have no financial interest in the property, I just see Napanoch’s unrealized potential.
Thanks so much for the background. We were told that a new broker took it on and slashed the price by half. Apparently, it has to get sold pronto. I don’t think anyone thinks of Napanoch as dumpy, but, yes, let’s get some of those architectural gems up here! That house is so beautiful and has so much potential. Hopefully an Upstater reader will buy it and do the necessary upgrades, then give us all a photo tour!
It is a magnificent house and hopefully it will be a home again. Like you said, it has stood for 300 years and with some care, it will stand for another 300. I am not sure what kind of work is needed on this house but it is probably a project for someone who is willing to restore this house. There is no mention of what type of work is needed and how much it would cost approximately to make it livable again.
One FEMA map shows it as a Zone C (lowest risk before it’s no-risk), but the Ulster County Maps show it in a FEMA FIRM zone because it sits in a slight dip just off the Rondout.
What an amazing property. Definitely smacks of “too good to be true.” 8BR/3BA and 5700 square feet for <$1k/month? Crazy. If that price is for real, somebody should jump all over it.

Yeah — I imagine “The Colonial” isn’t the best of roomies if it’s been slashed from $395k to $76k.

River Realty specializes in bank-owned/REO/foreclosures — you can see in the listing title that this is bank-owned. Some cheap stuff on that site!
It seems like you can’t give a stone house away these days. In my neck of Ulster Co. a couple nice ones albeit low-ceilinged can’t sell in the 200k range.
Like db posted, its a foreclosure, bank-owned. I love it! But my first thought was ‘destination restaurant’. In the Catskills, with history, close to farms & major highways…The right chef/owner could certainly have something to draw folks into Napanoch (which really is a unique & sadly overlooked hamlet).

We know that an offer was accepted, but that’s all the info they’re releasing for now. We’ll post a follow up when they let us know the details!
Does anyone know if there are any updates? I have tried calling the realtor’s office but no answer. I hope the new owners don’t gut it and make it modern. It would be a shame to lose some of the original details.
